NOTICE OF FORECLOSURE SALE UNDER POWER LIBERTY COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in a Security Deed given by Dennis Ray Nostrant to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for USAA Federal Savings Bank, dated April 20, 2007, and recorded in Deed Book 1465, Page 771, Liberty County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded October 20, 2017 in Book 1967, Page 841 in the amount of Two Hundred Ten Thousand Five Hundred Eighty-Six and 90/100 ($210,586.90) Liberty County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded July 16, 2018 in Book 1996, Page 514 in the amount of Two Hundred Sixteen Thousand Two and 48/100 ($216,002.48) Liberty County, Georgia Records, as last transferred to Selene Finance, LP by assignment recorded on June 20, 2024 in Book 2351 Page 204 in the Office of the Clerk of Superior Court of Liberty County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Seventy-Six Thousand and 0/100 dollars ($176,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Liberty County, Georgia, within the legal hours of sale on November 4, 2025, the following described property: All that certain lot, tract or parcel of land situate, lying and being in the 1476th G.M. District of Liberty County, Georgia, and being in the City of Hinesville, being known and designated as Lot No. 1, Cinder Hill Subdivision, Phase 6A, as shown and represented on that certain plat of survey made and prepared by Joe P. Davis, GRLS No. 1436, dated July 14, 1997, and being recorded in Plat Section L-21, page 2, in the Office of the Clerk of Superior Court of Liberty County, Georgia; said plat by specific reference is made a part hereof for descriptive and all other purposes.
