NOTICE OF SALE GEORGIA, LIBERTY COUNTY By virtue of a power of sale contained in that certain Security Deed from SAMUEL A. NICHOLSON to AMERIS BANK dated May 31, 2024, and recorded in Deed Book 2347 Page 301 et seq. Liberty County Deed Records, said Security Deed having originally been given to secure that certain Note in the original principal amount of ONE HUNDRED SIXTY FIVE THOUSAND and 00/100 DOLLARS ($165,000.00) of even date therewith, as well as all extensions, renewals and modifications thereof, together with any and all other indebtedness, of any type or description, then or thereafter owing by SAMUEL A. NICHOLSON to AMERIS BANK, there will be sold by the undersigned, at public outcry, to the highest bidder for cash, before the courthouse door at Hinesville, Liberty County, Georgia, within the legal hours of sale on the first Tuesday in April, 2026, the following described property: All that certain lot, tract, or parcel of land, situate, lying and being in the 17th G.M. District of Liberty County, Georgia, and being in the City of Hinesville, being known and designated as Lot No. 21, Olmstead Estates, as shown and represented on that certain plat of survey made and prepared by Earl F. Floyd. Georgia Registered Land Surveyor No. 1349, dated August 12, 1977, and being recorded in Plat Book 10, Page 44, in the Office of the Clerk of Superior Court of Liberty County, Georgia, said plat by specific reference is made a part hereof for descriptive and all other purposes. Said lot of land being bounded, now or formerly, as follows, as follows: Northerly by Lot No. 20, lands of Alvin Davis; Easterly by Lot No. 4, land of Francis A. & Cheila J. The indebtedness secured by the aforementioned Security Deed has been and is hereby declared immediately due and payable in full because of the failure of SAMUEL A. NICHOLSON to maintain payments upon said indebtedness owing to the AMERIS BANK, in accordance with its terms. Said indebtedness remaining in default, this sale shall be made for the purpose of paying such indebtedness, as well as all expenses of this sale, including attorneys' fees.
