NOTICE OF SALE UNDER POWER GEORGIA, LIBERTY COUNTY Under and by virtue of the Power of Sale contained in a Security Deed executed by Tamia Julien, a married woman, in favor of Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Towne Mortgage Company, its successors and assigns, said security instrument being recorded in the Office of the Clerk of Superior Court of Liberty County, Georgia on February 12, 2025 in Book 2392 at Pages 32-53, as Instrument Number D2025-000867; whereas, the aforesaid Security Deed was subsequently modified pursuant to modification recorded on October 10, 2025 at Book 2434, at Pages 421-424, as Document Number D2025-007152 , conveying the after-described property to secure a Note in the original principal amount of $339,138.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Liberty County, Georgia within the legal hours of sale on the first Tuesday in October, 2026, the following described property: All that certain Lot, Tract, or Parcel of land situate, lying and being in the 1756th G.M. District of Liberty County, Georgia, and being in the City of Hinesville, being known and designated as Lot No. 219, Griffin Park Extension, Phase 2, as shown and represented on that certain plat of survey made and prepared by Peter N. Durand, Georgia Registered Land Surveyor No. 3213, Pages 682-686, in the office of the Clerk of Superior Court of Liberty County, Georgia, said plat by specific reference is made a part hereof for descriptive and all other purposes. Said lot of land being bounded, now or formerly, as follows: Northerly by the right-of-way of Grayson Avenue; Easterly by Lot No. 218; Southerly by Detention Area; and Westerly by Lot No. 220, all as shown on the above referred to plat of survey. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
